Corporate structure

ORTSRAUM is the operational project development company of SFH Beteiligungsgesellschaft, founded in 2014. It consolidates the real estate activities of Stefan Höglmaier. On a project-by-project basis, ORTSRAUM works with partners in joint ventures. One such joint venture is with FJN Capital GmbH, with Felix Heisig holding a 50% stake as its Managing Partner.

Munich-born Stefan Höglmaier has been a real estate entrepreneur for more than 30 years and previously led a mid-sized project development company with a strong presence on the capital market. His passion is architecture — which he views as a key resource for successful, long-term real estate investments. Through his SFH Beteiligungs GmbH, he is the founder, shareholder and driving force behind ORTSRAUM.

Munich-born Felix Heisig has worked in real estate development since 1999 and has been active as an investor and business angel since 2012. At Irschenberg, he successfully established an agricultural and forestry business with sustainable organic cattle farming. In 2025, through FJN Capital GmbH, he became a co-founder of ORTSRAUM Beteiligungs GmbH.
